Job Description
As the Disposition Coordinator, you’ll own the entire post-acquisition process—getting properties from contract to close. You’ll act as the key liaison between sellers, buyers, vendors, title companies, and internal team members. This role requires excellent communication, sales, and organizational skills. You’ll also play a critical part in property marketing, buyer negotiations, and title coordination.
You must thrive in a fast-paced, detail-oriented environment and be eager to grow into a future Disposition Manager role.
Responsibilities:
What You'll Be Doing
Contract-to-Close Management • Communicate directly with sellers, tenants, property managers, and vendors to ensure smooth access and scheduling.
• Coordinate with title companies and our transaction team to move contracts through to closing.
• Review and confirm HUDs to ensure accuracy of all payouts and fees.
Property Underwriting & Support • Create 3–5 property underwriting Loom videos daily to support acquisitions and determine price positioning.
• Assist in verifying ARVs, rental comps, access issues, and general property viability.
Disposition & Marketing Execution • Deliver a marketing template within 24 hours of contract acquisition.
• Collaborate with admin to strategize marketing approach: buyer targeting, pricing, showings, and access.
• Negotiate with buyers and their agents regarding price, terms, and deal structure.
• Track buyer interest, showings, and offers with support from our admin team.
Relationship Building & Buyer Network Growth • Continuously expand our buyer list: wholesalers, hedge funds, Section 8 landlords, agents, flippers, and long-term hold investors.
• Nurture buyer relationships from initial contact through closing.
• Support the long-term growth of the disposition pipeline across multiple markets.
Vendor & Property Prep Oversight • Qualify and coordinate local vendors as needed (light repairs, cleaning, access).
• Ensure all properties are prepped and presented properly for marketing and showings.
Key Performance Indicators (KPIs)• Dials per Day: 50 (includes sellers, vendors, agents, buyers, title contacts, etc.)
• Talk Time: 3 hours per day.
• Underwriting Looms: 3–5 per day.
• Marketing Templates: 1 per contract (within 24 hours of signing).
Qualifications:
What We’re Looking For • Experience in real estate transactions, dispositions, or transaction coordination.
• Confident communicator (both written and verbal) with strong negotiation skills.
• Sales-minded and detail-oriented—capable of handling complex moving parts.
• Ownership mentality and the ability to solve problems without being micromanaged.
• Skilled at using CRMs, spreadsheets, and video recording tools (e.g., Loom).
• Flexible and adaptable—you’ll wear many hats and touch every part of the deal.
• Long-term thinker: this role can grow into Disposition Manager , leading the full dispo division.
